OUR TEAM & History

From leasing, move-in, on-going maintenance thru move-out - we care! Our approach as a customer-focused tenant relationship is unique. We treat you like we want to be treated and strive to be the best landlord ever.  In return, we ask for our tenants to help us take care of our properties and let us know when things need repair.

Text, phone, email, social visits (with food!) are how we stay in touch.  We appreciate rent paid on time (or in advance) and have payment options to help our tenants pay timely.  


  • Locks are re-keyed after move in.
  • Units are treated quarterly for bugs. The Heating and Air conditioning System (Heat Pump) maintenance is performed twice a year. Extra Filters are provided so filters may be changed every three months.
  • We provide a starter supply of cleaning supplies & paper towels, toilet paper, trash bags, & dish washing liquid; extra light bulbs; extra HVAC filters; a fire extinguisher and plunger.
  • If anything breaks we have it repaired or replaced as soon as possible – thru our trusted repair companies & vendors.
  • We provide nice rubber ‘wrought iron looking' doormats for the front and back doors.
  • We proactively look-out for maintenance issues - even our plumber checks everything before leaving.


Most tenants don’t want to leave until they have to – which is perfectly fine with us.  Several have renewed leases for 4 years. One even renewed after graduation and commuted over an hour each way to a job because she loved her condo and her ‘landlady’ that much.  Teary days are common during move-outs and we understand.  It is not very often you find the combination of a wonderful place to live and a caring landlord who has a charming Golden Retriever (or two).

To some a Pineapple represents gracious hospitality, high-end quality and/or a warm welcome.  To others (inspired by a charming cartoon character living under the sea) a Pineapple is an awesome place to call one’s Home.  We have three condos in Milledge Place:  Unit A6, C11& C12:  2165 S. Milledge Ave, Athens, GA 30605.  At Pineapple Homes & Properties fine living at the right price is our goal.

Pineapple Homes & Properties, LLC is a real estate firm with rental condos in Athens GA. It is owned and operated by a husband and wife team with over 40 years of real estate experience. 

Our History: Co-owner, Kathy Hamdy-Swink retired from a 20+year career in high tech marketing, innovation, and business development.  Her co-owner and husband, Mike Swink, Jr, is a 30+ year executive in commercial real estate.  In 2004, Mike was a volunteer high school football coach whose players stayed in touch thru the years.  His idea - to have his players or their siblings rent condos while in Athens at college - created our company.  

Kathy, was (and still is) protective about their tenants’ wellbeing.  Being from Athens helped her to be extremely picky about ‘her’ future tenants’ new home. She wanted a condo close to campus, in a good location within Athens, with well-lit
and ample parking, wonderful floor plans, and extra amenities (had to have a pool!). She selected Milledge Place and they both fell in love with the way the condos were built (copper wiring, concrete between floors, etc), the condos’ and COA’s affordability & well maintained exteriors and grounds, combined with the condo’s perfect 2BR/2BA roommate plans (private bathrooms, ‘live-in’ sized closets, kitchen pantry closet and a real laundry room).  With private funding one condo in Milledge Place turned into three and in 2004, Kathy created and launched the company while beautifully renovating the condos with hardwood floors, plantation blinds, ceiling fans, and nicely painted interiors. 

For discerning renters a Pineapple Homes’ condo is a rare find and a great value.

The condos stay rented, leases are renewed (original rates don’t go up for those who pay timely), and waiting lists are typically the norm. 

From 2004 thru 2013 both Kathy and Mike took turns as volunteers
on the Milledge Place Condo Owners Association (COA) board as members and Presidents. Under their leadership the COA become dog, bike and Vet student friendly as well as becoming fiscally sound & well maintained.

Today Pineapple Homes & Properties provides young adults a wonderful place to call home and, if desired, the husband-wife team helps nurture (& network) their tenant/customers too.  Kathy runs the day-to-day and Mike helps as one of her handymen. Thank-you for your interest & support of our business!  We received an unsolicited offer for all our condos & with a very heavy heart said 'Yes'.   In 2016 we lost our best leasing agent, Miss Winnie, & our new pair of sibling Golden Retriever pups, Teddie  & Gracie surprisingly never took to car travel & couldn't, easily, help with leasing & repairs!  

Next up for Kathy is a big unknown: Perhaps 'focus' on her other company ( - artistic & freelance photography, an stationary line, & freelance writing/marketing. Or restart  fiction novel writing; consulting in high-tech  innovation or something new like consulting with landlords; or using all she's learned from her *wonderful tenants'* - all dearly loved & greatly missed -  to write a book or blog, "How to be a Wonderful Landlady!"
